Annual Neighborhood Garage Sale
Time to go through those closets and the garage....the Board will be hosting a Neighborhood garage sale on Friday, May 30 & Saturday May 31 from 8am - 2pm. The Board will take care of advertising in the local newspapers and posting a sign out on 407. This will also be a great opporunity to meet your neighbors. All you need to do is find those things you can do without and sell them from your yard or driveway.

Open Garages
With the extended sunshine and warmer weather, neighbors are enjoying their yards and the outdoors. Please remember to keep your garage doors closed if you are away from the garage for any length of time. It only takes a couple of minutes for someone to enter your home without your knowledge.

Resident Vehicular Parking
As summer is almost here, additional vehicles begin appearing in the neighborhood - boats, RVs, golf carts, campers, motor homes, trailers, etc. The CMHOA DCC&R* states that these types of vehicles and non-operational vehicles are to be parked in either enclosed garages or screened from view from all streets. At no time are these vehicles to be used for residence or office space.

Weekly Property Inspections
Weekly property inspections are made to ensure compliance with the CMHOA DCC&R*. Grass, weeds, etc must be kept mowed at regular intervals so our neighborhood is neat and attractive. Many of our yards have suffered with the lack of rain this Spring and need extra care. Please take time to enjoy the weather and work in your yard.

Planning Yard or House Modifications?
Are you thinking about enhancing your yard, flowerbeds, or lighting or adding a swimming pool, spa, deck, and outdoor storage shed, or a play set for your children? Do you need to repaint, replace shingles, repair, relocate, or replace your fence, or regrade your lot? If so, all improvements, modifications, and color selections must be reviewed and approved by the Architectural Control Committee before commencement of the work. A request for approval, including the plans, product samples and Town of Flower Mound permit (if required) must be provided to the ACC at least three weeks before the proposed improvement. Construction Update for the Victory Park Development - April 2007

Construction of the Firestone Auto Center is continuing, as well as, road development through the property utilizing the existing curb cuts at the Valvoline and continuing south and east exiting onto Morriss Road. A buffer area will exist between Country Meadow Drive and the development. The developer has agreed to preserve the east Country Meadow monument sign.

Per Town of Flower Mound, the only construction access is off FM407; any other access is a violation. If this occurs and it is observed, please note a truck number, license plate number, contractor name, photograph, etc. and forward it to the Board at board@countrymeadow.org; notification to the Police can also be made. The tire marks on the curbs and ruts in the grass make it obvious that construction vehicles have used Country Meadow Drive as the construction entrance/exit for the ongoing work. This has been addressed with the TOFM and the contractor. Temporary construction fencing will be installed from the Country Meadow monument sign to the existing fence located at 2501 Cross Haven Drive.

Standard construction hours are between 7am - 7pm Monday through Friday and 9am - 5pm Saturday. Work on Sundays or legal holidays is not be done without the written consent of the Town Engineer except for work done in connection with the care, maintenance, or protection of equipment or already completed work or to correct conditions that are unsafe to the public. Due to the hours noted, if this is observed, please notify the Police.

The following items were APPROVED at the 04/09/07 Planning and Zoning Commission Meeting:
  • Replat RP 04-07 - replat to reconfigure Lot 4
  • SUP/SP 325-05 - Construction of Absolute Self-Storage; 198-unit mini-storage facility. Hours of operation from 6am - 9pm, Sunday - Saturday. Outside storage will not be permitted, including recreational vehicle and motor home storage. A 10'-6" masonry wall will be construction around the perimeter of this property.
  • SP 13-07 - removal of five specimen-type trees
It is important to realize that the P&Z meetings are the first homeowner notification and your voice will be heard - both pro and con.
